Find the PM who buys.
The owner on the deed does not buy cleaning. The management firm does.
- The building's website. Contact page names the firm.
- The firm's team page. Lists the PMs and their buildings.
- The tenant portal. Footer names the firm.
- The lobby directory. Fastest, if you are driving past.
Ask for the GM, Senior PM, or Chief Engineer. We named the signer at every building.

Three prompts we use.
Score a building
Score this building 0 to 100 for a cleaning rebid in the next six months. Weight: receivership 100, for sale 80, new owner 70, new management 60, 3+ build-outs 40, 15+ empty suites 30, under 80% occupancy 18. Two strongest reasons, one weakness. Be blunt. [paste notes]
Open the call
Write the first two sentences of a cold call to this PM. Name the one thing that changed first. No adjectives, no "hope this finds you well", under 40 words, end on an easy yes. Building: [name]. Changed: [signal + date].
Table a pile of records
Pull every project from this text into a table: facility, date, work, cost, owner. Newest first. Blank if missing, do not guess. [paste results]
Paste in what you pulled, never ask it to find records. The full set is in the Vault.

- LoopNet and Showcase. Listings, rates and vacant space.
All public. The work is pulling fifteen of them across 892 buildings.
Or skip the work
We find them and book the walk-through.
We find the signal, reach the person who signs, and put the meeting on your calendar.
One contractor per locale, and I take a handful at a time.
